Grain of salt on the negative reviews. People are clearly not reading the instructions. Especially the people doing immediate comparisons to power washed surfaces. Or power spraying the product onto surfaces which wastes the product. (IF YOU NEED TO POWER SPRAY hard to reach surfaces, prepare to use 3-5x more product. And spray on a low setting ) OR using the lower concentrate product on Roof Shingles, when the Roof Specific Formulas are much more expensive. This is not a product that clears up debris within hours, days, or even months in the worst cases. You don't SEE immediate results with these products. THUS THE NAME, "Spray & Walk Away." Worst cases of Staining, Moss, Lichens and Mold can take many months to clear up. And in some cases, they recommend repeated treatments. (It took years, even decades for what you're spraying to accumulate. PATIENCE is just as much part of the formula as what's in the bottled formula) If you spray it on correctly the first time, you'll be pleasantly surprised several months later. I've sprayed the much more expensive versions in past years (before the price is doubled), and in some cases the results were better after 24 months then they were after 12 months. But I was always happy after the 6 to 12 month mark. Having used the much more expensive competitor's product - and using this Spray & Walk Away product just days ago - I spray this on patios and walkways in the Autumn Season. NON WINDY DAYS ARE CRUCIAL with no cars parked nearby. (This stuff can damage auto paint. Even your neighbors cars parked on nearby driveway.) Then after Autumn Spraying, let Natire take it's course over the Winter + Heavy Spring Rainfall. The rain, snow, wind, and sunlight are what works with the chemicals to remove the debris. And in the ensuing summer months when it's bone dry for weeks on end, you'll REALLY notice the results. Spraying it on bone dry summer days is also a great application time, allowing the sun to bake the product onto the debris you're seeking to remove. Sunlight exposure is part of what makes these products work. This much less expensive "Spray & Walk Away " product is a first for me. But the ingredients are exactly the same as Wet & Forget. The smell is exactly the same. I just treated one side of a vinyl sided garage caked in moss and Lichens. And I'll expect results to really show 6-12 most later. Simple as that. No need to torture yourself sitting around and watching paint dry. Watch the manufacturers YouTube videos if you need assurances. Or just want to brag to your neighbors how you cleared everything up for less than $100. Use a $15 tank sprayer so you can control the product right down to the individual spray, making the most of the product. But also spraying into corners and crevices. (If you're using a power washer, buy 3-5x more product because you'll probably go through this much faster) Wear protective shop glasses. Prepare to go through 4-10 pairs of disposable Medical office gloves within 30-60 minutes. (For when you have to refill the tank sprayer, touch door handles / sink handles / etc ) Wear old potentially disposable clothes. And when you're finished, wash the clothes and take a good shower. Even with good protection measures, you'll notice the smell on you after going through an entire bottle of this within 40 minutes. LASTLY, if you're spraying roof shingles: There's a separate, highly concentrated Roof Formula that you should consider FIRST. Roof Specific Products are more expensive. And I have yet to come across the Roof Specific Formulas in Discounted Concentrate Form. (I've made the mistake of buying the refill bottles, then finding out the refill bottles are NOT the roofing formulas. But then I used the non-rooftop formulas on everything AT EYE LEVEL, allowing me to see the product work over the course of months and years. (On pavers, limestone, and concrete.) I sprayed the Roofing Formula on my steeply pitched ranch roof. And the difference between what I could reach and what I couldn't reach is profound. The sprayed surfaces looked like a brand new roof after several months. I also sprayed it on a section of roof under shade of large trees. That section was carpeted in moss. First several months, the moss was orange / dead. 6-12 mos, the dead orange moss was clearly flaking away with the weather. 16 to 24 months later, that section of roof looks brand new. THE BEST PART OF THESE PRODUCTS: If you power wash your power spray the same surfaces, you get instant results. But whatever you removed starts to grow right back from day one. * You can, however, powewash first. AND THEN spray this product on dry surfaces, so ensure that your power washed surfaces look fresh and washed for years on end. When you use these spray & walk away / wet & forget type products... You're spending a lot less money. Extending a lot less effort. And you're getting long-term results. And I know this having recently sold the ranch house. The broker included High cam drone footage of the property. I could see exactly where the roof formula reached only halfway up the highly pitched roof.

Easy to use but definitely recommend wearing a mask while using. The name is misleading because it does not work within 30 seconds, but spray and walk away is the way to go. 2 days later and it’s still working. I used on my mossy driveway and each day looks better and better. No hose or power washing needed.

I've had a problem with moss on my patio for a while. This summer, I didn't get to it in time and I have moss growing wild. I've used other moss killers, but they tended to discolor my stonework. This product works great and it's a fair price for what it does. As it says on the package, you have to dilute it 5:1 so you will need some form of sprayer. Here's how it works. You dilute it and spray it onto your moss. This is why they say spray and walk away. In practice, you need multiple applications over several days to really kill your moss, especially if the problem is bad (which it was in my case). The moss will go brown or orange when it's dead and this takes several days after the second or third application. The packaging suggests that you should just leave it to rot away on its own. but I recommend a pressure washer to get rid of it. I found that this didn't discolor my stone work and I found it did kill the moss with repeated applications. Even though this is diluted, it's still a chemical designed to kill moss so I would keep children and pets away from it. I took off a star because the name is misleading - this isn't a quick spray and you're done. In reality, this needs repeated applications and some effort to get rid of the old moss. But it does work and I would buy it again.

works as advertised. Sprayed it on and the algae on my room disappeared. Some really tough spots took a couple of applications but I think if you stay on top of it and use it before it gets out of hand this will work great.

If you have used "spray and forget", this is almost as good. Takes a bit more to do the job, but it works either way.

Do NOT order this product through Amazon. I’ve used this particular product at my home for the last seven years with 100% satisfaction… however, this year I purchased this product from Amazon vs a large box store. Obviously the formulation is not the same because it is totally ineffective. Disappointed and frustrated.

Works as advertised. We mixes it into a spray bottle and it works just fine on out coarse retaining wall that sees very little sunlight. Worked great on our wood deck too. It dies take a few months to see results to be patient.
