I know it says you need a Aqara hub but does it work with hubitat or not?

I would expect you can get it to work with Hubitat. I was able to get it to work with Home Assistant via generic USB ZigBee dongle, no hub. I would expect Hubitat's ZigBee to work with it as well. Was able to get a bunch of these tied in quickly and they seem to work well. No idea on battery yet.

Do you need the hub for it to work with Apple Homekit?

You require the Aqara hub to make it work anyways. The hub is configured first, then you add accesories to the hub, like the Aqara Motion Sensor. You can read that in the product description.

Is occupancy just motion on a very long delay? I have this connected to Home Assistant, and that's kinda what it seems like.

Yes. Unless there is some way to configure it, my testing has motion clearing after a minute, and occupancy clearing after ten minutes.

Does this work directly with Google Home withoout any hub?

No. This is a ZigBee device, Google Home/Nest devices do not support ZigBee directly. You need an internet connected hub that can then be linked to your Google account.
