Installed easy enough and opened when the fan came on, closed when it went off.

Not even close to air tight when closed..5 inch gaps on both sides

Operates fine.Would be best if an insect screen was included to prevent termites and geckos from entering attic when fan is off.I had to install my own screen barrier.
